First and most importantly, may I offer my condolences on the passing of your loved one, I am sincerely sorry for your loss.
The reason for this page, well now you may have a property that is available for purchase. I am looking for houses in all areas and would be interested in making an offer if it is going to be sold. I will purchase the property in it's "As-Is" condition and pay all cash with no contingencies for financing. I can close the sale within 14 days or less. This will save the estate time and extra estate/sale fees. I hope you understand you do not have to wait until this probate is completed to sell the property. You can sell now outside of most of the court red tape and cash out the asset with very little trouble at all.
If the property is going to be sold, there is no reason to go through the entire court process, run up extra attorney and miscellaneous fees, and pay a ridiculous 6% commission to a realtor.
Losing a loved one can be a very difficult and stressful time. I can only imagine how much trying to sell a house in the traditional way would compound this terrible stress. What with fixing it up, keeping it clean, having to show it, waiting 6 months for it to sell, etc. Especially now with the current housing market crisis. Who knows if it will sell at all the way things are looking?
